Roof Check – Your Fast and Easy Guide to Fall Roof Inspections

The best times to inspect your roof are in the spring, fall and after a potentially damaging storm or other weather event. Knowing what to look for is your first step to assessing your roof’s condition. You need to be familiar enough with the type of roof you have to know which components might need repair and where to look for potential trouble.

Once you reach the roof here is what you should look for:

  1. Inspect edge detail. Check that the metal drip edge is secure and the gutters are clear of leaves and debris. Look for leaking or damaged gutters.
  2. Look for shingles that are curling on the edges or appear to have bubbles under them. This indicates shingles are nearing the end of their usable life.
  3. Look for loose flashing, shingles or other signs of wear around roof penetrations such as pipes and chimneys.
  4. If there are any large branches or other loose material that has found its way onto the roof there may damage from the initial impact or from the material being dragged by the wind. You may need to cut back branches of nearby trees that are too near the roof and remove debris.
  5. Check the gutters for excessive accumulation of granules. Some granule accumulation after a roof has just been installed is normal but if the roof is getting old this may indicate shingles nearing the end of their life that are losing their ability to protect from UV radiation and the weather in general. Granule accumulation can also be caused by hail damage and excessive walking on the roof.
  6. If you are at all uncomfortable with walking on your roof, do not continue with this step. When walking on your roof insure that you wear shoes with good grip on the type of shingle or roof covering you have installed. While walking on your roof move slowly. Check for soft spots, missing shingles, cracks and other damage. Take your time and be safe.

Uh-Oh…Water Spots on the Ceiling

Just the thought of a leaky roof puts fear into the heart (and wallet) of the average homeowner.  Real evidence of a leaky roof is even worse; when you spot a water stain on your ceiling, you need to take action quickly.  If your roof is leaking, repair needs to be effected right away to prevent extensive damage to your property.

Roof leaks can be hard to track down.  The first thing you need to do is establish that there is an actual leak – that the moisture you’re seeing does indeed come down through the roof.  Ensure that you’re not seeing a leak from a water pipe (unlikely in a ceiling, but not unheard of or simply condensation appearing on the ceiling from water evaporating inside the house and condensing when it gets trapped at the top of the room.

Condensation stains tend to happen near the edge of an exterior wall, and appear in groups.  The stains will have white centers, and will appear even when it hasn’t been raining.  Condensation stains are a sign of a problem with excessive humidity in the house.  They can be cured by finding the source of the moisture (leaky basement, poor ventilation, etc.) and correcting it.

A roof leak will generally manifest itself in a single location, and show itself during and after a rainstorm. If your ceiling is sagging, move valuables from underneath, and stay out of the way.  You need a repair right away!

It’s sometimes very difficult to locate a roof leak, as the place that the water appears on the interior can be far from the actual compromise in the roofing system.  In newer roofs, suspect the flashing where the roof meets the wall, or around a chimney or plumbing vent.  With an older roof, it’s likely the shingles and the barrier underneath have worn out and require replacement.

Roof Repair Vs. Roof Replacement

The primary job of your roof is to keep the elements out. If it stops doing that (or shows any signs that it might quit soon) you need to deal with the problem to prevent damage to your property.

Modern roofs last a long time. Asphalt shingles are the most common choice for residential construction, and last 20-25 years on average. Cedar shakes (shingles) last about the same, while slate, steel, and some new types of synthetic roofing materials can last a lot longer.
